Resort Development

THE JAGUAR VILLAGE is part of the Hacienda del Mar Planned Development. Hacienda del Mar is an 85-acre development community consisting of 35 separately titled individual parcels, ranging in size from just over an acre to 5 acres.

Already built and operating are all infrastructure for the entire development, including two separate waste management systems, all roads, and all utilities stubbed to the individual parcels. Buildings that are complete, in addition to the Jaguar complex, are the Clubhouse with its meeting rooms, fitness center and 5-star restaurant, rated by Trip Advisor as the best in Central America; the Sales Office, which is home to a branch office of the largest real estate brokerage in Costa Rica, the Homeowner's Association offices, and additional meeting rooms; two separate entrance and guard facilities, and two construction offices, one for Jaguar and one for Hacienda as a whole. Most importantly for future development and growth, the Hacienda developers have arranged for sufficient water permits and actual water rights and availability sufficient to totally build out the Hacienda parcel to its capacity.

Hotel Development

The Jaguar complex is the first private development within Hacienda. The next commercial project is the planned 100-unit luxury boutique hotel, scheduled to be built on the lot directly below the Jaguar complex. Planning and permitting for this project is currently underway, with an anticipated construction start in mid 2022. The hotel and its facilities are being designed so that they do not affect the views of any of the Jaguar units. Several of the owners of other parcels within the Hacienda complex have had architectural plans drawn for the construction of both single-family homes and condominiums, and are involved in the permitting and financing plans for those properties. The overall Hacienda plan calls for a mix of small retail, small office, condominiums, and single and dual family homes spread throughout the development. Strict architectural guidelines, height restrictions, and gross area coverage are in place for the entire development, so that all structures will blend with the others, convey the relaxed Spanish- influenced architecture of the area in an upscale manner, and not affect the gorgeous views of any other parcel.

The developers of the Jaguar Village are currently in the planning and fund-raising process for the development, construction and operation of a luxury boutique hotel located adjacent to the Jaguar complex. Planning for this hotel has been on-going for over a year, and the developers have recently signed a franchise agreement with the Radisson Hotel Group for a Radisson BLU Hotel, their luxury brand.

The permitting process for this hotel will begin in the spring of 2022, with construction start in  mid-2022. The developers will be seeking additional outside investors to participate with them in what is anticipated to be a top-tier property with well above average returns to investors.
